The Best Advice I Can Give When Selling Your Property: Preparation is Everything

Selling your property can be a major life decision, and first impressions count. While location and market trends play a role, the condition and presentation of your home are what truly seal the deal. Over the years, I’ve learned that a well-prepared property not only sells faster but often fetches a better price.
Here’s my best advice for anyone getting ready to sell: take the time to walk through your home with fresh eyes - just like a buyer would. It’s all about the 3 P’s.
Ask yourself the following key questions to ensure your property is putting its best foot forward.
1. Be Transparent and Ready to Assist Your Agent
- Can you give your agent a list of features you love about the property or area? If I can convey what you love most being in the home, it helps the potential purchasers to visualise themselves in it.
- Have you had a recent valuation? Don’t waste time guessing or testing the market – go right in with what it is worth. If you over value, your property will sit and its position in the market as “new & hot” will quickly fade.
- Is your asking price competitive with similar properties?
- Can your agent access the home easily (i.e., with a key) and have it vacant for showings?
Then to the physical aspects of being prepared.
2. Make a Strong First Impression
- What is the curb appeal like? Is the landscaping tidy and welcoming?
- Is the exterior in good condition - including paint, screens, and lighting?
3. Focus on Cleanliness and Maintenance
- Does the carpet need a deep clean or replacement?
- Are all appliances in good working order?
- Is the furniture clean and in good shape?
- Are there any areas that need a fresh coat of paint?
4. Maximise Space and Storage Appeal
- Can you remove some items from closets to make them feel more spacious?
- Lots of personal items and photographs can clutter a space and over personalise it. By removing both, you will lighten, brighten and maximise the space, but also make it easier for a potential purchaser to visualise themselves living in the home.
- Are kitchen cabinets neat and well-organised?
- Are garage and storage areas clean and clutter-free?
5. Go the Extra Mile
- Are you able to leave bonus amenities like a TV or hot tub? Everyone likes to feel they got a bargain or a deal. What are your properties “hidden” bonuses?
- Do you have the maintenance costs for your agent (for the yard, AC, or pool) so they are available if asked?
- And finally - when buyers are touring the home, the best thing you can do? Step back (or out) and have your agent let them explore without pressure.
Selling your property doesn’t have to be overwhelming. It’s all about preparation, presentation, and pricing. If you can walk through your home like a buyer would and act on what you notice, you’ll be far ahead of the curve. And your future buyer? They’ll feel right at home.
